@Ben HooperThe challenge in WA is finding an area that has the draw for travelers and acceptance by local jurisdictions. 

The way this is such a great sellers market I no longer accept any FHA offers They are too much of a pain to me and the houses sell without them

On what planet would any self respecting REI ever accept that as an annual return?

If there is a property you like and the listing broker is paying less than your agent will accept, tell them you'll have another agent show you the house that won't require you to pay more than what the listing agent will pay.
