.- In theory you would have added the SAME ARV and potentially take home the same $40,000 Home Improvement Loan, which (being $40,000) should be enough to pay the LOC off that you used for capital for material and labour, as well as to pay yourself back for the down payment of the home.I’ve taken on the strategy of getting quotes for a few new windows, a new basement kitchen, and expanding the basement washroom, taking out the kitchen wall in the basement for an open concept with the living room, AND adding a 5 foot privacy fence in the back yard as well as adding gravel parking spaces from the back alley.The idea is gold, but I have a feeling that the Home Improvement Loan may only match what receipts/invoices I have for material bought and labour of the contractors.

Just convey to the tenant what you feel is an issue. ie, "please make sure nothing is stacked in front of the windows/doors", and whatever other issues you feel there are.

Rehab is going to be bathrooms, roof, landscaping,  air sealing, windows (little by little diy and budget allowing), fixtures and switches, probably cellulose insulation in attic, odds and ends.

@Devon Dunn I’m no expert and starting out just like you, but I know that RESS systems are great for those all in one location.Now, if you don’t have the ability to access one of those, you can do a few things: drive around and find unkept yards with windows either empty or with boards, talk to your community, and go to the courthouse.

What I've found on the quick exits, when people who promise a last-minute exit do come through, is that occasionally in their haste to get out, being tired and undermanned moving their stuff out, you end up with heavy wall damage in stairwells, busted windows from the inside, floor stains and scrapes.

The home is essentially in good shape but dated as it's about 20 years old or so and could use some modern upgrades but it was the model home so it has features like granite counter tops, dual pane windows, French doors, etc...
