Give the tenant their notice to vacate (follow local laws) and terminate the month-to-month lease.If you want to be "nice" let them know that you're there to help them find new living arrangements and that you can help them move (even cover some of the moving expenses if need be).Mike

@Mary JayYou could try to do a cash for keys with them.Something like "If you vacate in 2 days, I'll give you $1000 after you're out and sign a statement saying you no longer occupy the premises."

well not being very internet savvy myself and just figuring out how to turn Netflix on without help this last week because I had to ( my wife is on vacation in Norway and left me alone :)  I would not have even thought of this I suspect the bigger issue is houses that large can be total money pitts not sure you can finish it off for 200k..there has to be another way to get internet in right ???
