Here in UT there are very few rules specifically about wholesaling - I don't know how CO looks at it, but I know UT is starting to take a much closer look at wholesaling and I would expect this market to tighten up a little bit when we've got more rules in place.

However, if the agreed price is close to value, the appraiser will find comps that justify the purchase price as that is easy to do.So you can only expect the appraiser to save you from grossly over paying for the property. 

Did they set your expectations that it would be a 90 day close?

You did not include anything for CapEx (5% to 10%) depending on the current condition and life expectancy of all major components and appliances.

In my area in Northern Colorado, there are cities that you would not expect to qualify for USDA loans like Windsor and Wellington that you can use the nothing down USDA loan in.Beyond the VA loan to invest in multi-family you are probably looking at creative financing strategies like marketing to find sellers that are willing to do stuff like owner financing, wrap financing, subject to, lease-options/lease-purchases, installment land contracts or the like.

Within 3-4 years I expect them to all be paid off, worth about $3 million and producing about $200k per year in income.
