The good news is that we have covered most of the major capex replacement in the last five years (HVAC, plumbing, electrical, etc.) 

This makes targeted direct mail, cold calling, texting, SEO, SEM good strategies.

I did like seeing the news that students will be back in person this Fall at UNC, although I'm hoping to get another graduate student(s) in, similar to the downstairs tenant.I'm not sure if you regularly check the various housing sites or rely on your realtor (I, too, have realtors send me regular MLS updates) - and I'm not sure if the strategy I used would really help fill the pipeline you're looking for - but it worked for me. 

@John Edwards and @Wyatt Franta my furlough is not bad as it is just two weeks but the scary part is the news about possible layoff coming.

I do not, but I read the local business newspaper that post all real estate transactions, public notices and is a source of daily news and information on business and commerce. 

So the good news is there is an exit strategy.

I bought flood insurance after Hurricane Ike when I saw so many flooded homeowners on the news saying, "We've lived here for 10+ years, and it has never flooded before..." 

However, we'll need improved news on the COVID-19 situation before we attend.
