Yep Stan the investors from out of state are sucked in by low prices and don't realize the trashy areas have a chance to lose them big money down the road.I have been seeing on the news lately a lot of fires at apartment complexes in these higher crime areas.

If that's not you then you're not doing a 1031.But the good news is that you may not need a 1031 if you do some math with your accountant (They've already got the depreciation tables done.

As others said it: it's best if you have a no smoking clause in your lease agreement and you screen tenants as well.Some resources:http://makesmokinghistory.org/smoke-free-environme...http://www.mass.gov/courts/case-legal-res/law-lib/...And I know this is just a news site, so it's not "legal" but good info that can be researched further: http://www.masslive.com/news/index.ssf/2016/11/ren...Point is that make sure your tenant knows that you don't allow them smoking on the premises and yes, you can do that legally.
