Is this typical to have 1 year leases and be treated more like a residential rental? 

One landlord I know told me that this can send a positive signal to tenants that they will likely end up embarassed when facing eviction and it might be best for them to move out on their own.

I am set to close on a 2 unit home in hackensack NJ at the end of this month.

Perhaps you can change the ownership of that LLC to your revocable trust, but I'm not clear on why you would want to do this.
