Good for you.But I think that the more practical path for most people is one similar to mine:  Work and invest in retirement accounts / index funds for 5-10 years until you have a few hundred thousand dollars of net worth. 

Ohio City was practically a war zone when I was going to school there and now it’s filled with nice restaurants, bars, etc.

Although it might not be so standard, it is certain a practice with which they are familiar - and they often do it with subs.I agree with you that it isn't always necessary.

That neglects a few big changes - WWI, the changes in lending practices post WWII, and the recent bubble.

My personal favorite is porcelain tile as it's practically bulletproof and aesthetically acceptable here in Texas.

So, it's common practice for many of them never to pay for gas, and leave it turned off all summer.

Replacing it with a regular tub probably isn't practical.

Listening to non-licensed , non-practicing wanna-bes can get you into some serious trouble, or at least some serious losses, tax or otherwise, as well as lost oppurtunity.
