One of the biggest faux pas occurs when Realtors don't write a listing correctly and I've seen it a numerous times. 

@Luis Moreno I've talked to numerous attorneys about this, and the best advice I was given is to open your LLC in the state where you're investing bc that's where you would be sued if anything happens so you want to be sure you're following all applicable laws and guidelines of that state. 

That same house could be used to house numerous typed of tenants.

I have read numerous times that you have to "buy right" and "you make money when you buy".
