With retail you have mom and pop, regional, and national tenants.Often mom and pop tenants can't afford attorney representation so try to do things on their own to negotiate a lease.Owners could try to write anything into a lease but doesn't not mean it is legal or enforceable.

They continue to throw large sums of money at the problem, but outside of getting the nation to tackle a wholesale redo of the public records system, I'm skeptical they'll ever reach the nirvana they proclaim is possible.The problem isn't the analysis, it's the availability of data, and the accuracy of the data.

Yes I travel often to the states but I live in Ontario so have to be able to trust the people that are working in my stead and watching over and caring for my investments when I am not there.I have a system I use developed over the last years and the 100 properties we have worked with do far and we stick to it if we lose a property or 2 because someone wants a faster closing date then we can offer its on to the next one everything is about the numbers , the location and the time line.More then willing to share what we do if anyone is interested just look me up
