Or getting a mortgage with character based lending?

Becoming a mortgage lender is appealing to me and seems like it could be a good fit for my skill set (i.e. detail oriented, wanting to help people, enjoying working with numbers).For the mortgage lenders out there, what do you love most about your job and what maybe isn't so great about the role?

Whether online or in person depends on the state/county/township.

Some options have been thrown around such as using our personal funds to pay off the $18K, or taking a personal loan for the amount, then adjusting the mortgage to pay that off.

It's essentially JVing a deal.However, they claim to have over 200 agents (licensed & unlicensed) and have been doing this for 3 years, but their online presence is very poor.

We have two rental properties that are on mortgages and are managed by a PM.

That's my worst fear, my local auctions going online one day.

My company is building online marketing courses for entrepreneurs, mainly in RE investment and will have a partner section for all the non-marketing knowledge/services they need as well. 

Most of my knowledge, gleaned from online resources, suggests areas like New York or California for properties with high appreciation potential.

Regarding point 4, how would unsecured term loans lead to higher returns than a typical mortgage?
