Purchase price: $185,000 Cash invested: $54,000 Bought to rehab, and turn into a Short term rental in a market that has no single family homes listed on Airbnb/Vrbo.

Multifamily with a house and 11 rentals. 

My guy is about $600 but he tells me the relative age of the system and an excellent estimate of how many more years it has left.

Many Martis buyers are interested in form over function and the builds can reflect that, with more $ spent on adding square footage and finishes than the details that aren't seen (insulation, ventilation, water management, etc). 

I noticed a lot of posts in the facebook groups I am part of both on BiggerPockets and other real estate investing groups in the last few weeks.

It really depends on what goals you are trying to accomplish and the type of housing you are looking.My partner and I have our own construction companies that we work together and we've been helping clients to renovate to either flip or rentals.
