U have an STR there and no water thats no good.

:-)they sold properties  be it rentals they sold lots ( lehigh acres)  most of the rentals they sold were D class to some C class so they had a lot of issues with investor getting hammered kind of like Clayton Morris although not outright fraud like Morris.. just poor product  ( U know hood properties in detroit are not going to be consistent cash flow machines)  They also were a seminar fullfilment company who did the back end and marketing for your top name motivational speakers etc etc. 

so if I could spin the money 2 X a year my cost was maybe 1/2 point to 1/4 of point compared to what i charged you  IE 1 to 2 points.. but in my day my loans were  5 points and 15%  so we did pretty well.. and if you paid off sooner than a year and we got the money back out say for 2 turns in a year we made 10 points and 15% or 25% apr.. so when U pay off early EVERY HML yield increases.

Please correct me if I'm getting what u say wrong.

U can sign it as well that does not make it invalid but its not necessary at least in all the states I have loaned money in over the years.. 

But every state is different so follow what ever the title examiner at the Title and escrow company told you.. they are the ones who have to insure it.. regardless it would be rare to the extreme for IRS to come in and pay U off plus interest..

So what do u think is our go forward strategy?

Take plenty of pictures, hire handyman to give u a quote on repairing and timely submit to Airbnb.
