Perhaps I have it all wrong, and thus I will see how awesome the BP calc actually is.I live in Chicago and am trying to find properties that match the rents. 2bd, 1200-1400 avg. 3bd 1600 - 1900 avg.It just isn't adding up.

as to code violations we jsut get those form our title company.. evictions.. never went for those.. but i suppose you just have someone go in and check the doccets once a week and create your own spread sheet.when i was in Timber we put together our own data base since we could not get it from the county.but we went into each court house pulled Arial photogs and matched them to plat maps then to the assorssor information .. and did it by hand took over a year and about 30k in man time ( 1992)  but at the end of the day we had every parcel larger than 10 acres with visible timber not owned by a Mill.. from CA OR border to just south fo Seattle and from the top of coast range to the top of Cascades.. this gave us enough leads for work for decades.

Some credit unions will even offer the same pricing as banks without a prepayment premium.I would also reach out to a Freddie Mac and Fannie Mae sellers to have them quote the loan as well.Once you've gathered some quotes, compare them term-by-term and find the one that best matches your investment strategy.Good luck.
