Considering most SFR are selling for more than $1m, it is reasonable to have a price target of $1.2m because the cross-over from SFR buyers.Appreciation in a core rental market is positive in the long run.This is factored into the valuation of the property.

Referenced only by the APN was a blanket cross-collateralized line of cedit the seller had for $180k.

For example I know of one doing stated income, no appraisal, 75% CLTV, and investment property (I think you get to pick 2 or 3 out of the 4, but you don't get all 4) but they only do Marin, Alameda, and parts of Contra Costa county.
