Keep in mind that for the first year the only income stream I have is about $1000 a month from disability.

I keep seeing Lima One Capital pop up in regards to offering decent DSCR, but I have not personally used them.

Initially we plan to use the cash-flow to save up for more properties to purchase, which should increase the cash flow 10-15 years down the line, likely keeping up with inflation at least.

I agree with your point about whether you could improve revenue with $10-20K invested, I think that's a framework to decide if it's worth it to keep going or get out. 

That would at least keep me moving. 

Personally I would rather keep the tenant and deal with it later  so at the beginning I have less hassles
