Took inspection report sent it to a virtual assistant (I didn’t have time at that time) to break the items in the inspection into a few categories for example Electrical, potential water issues, tenant safety, then cosmetics.

Some investors love the rent-a-room model. 

Additionally, if the seller has previous Schedule C/E and you write a letter to the underwriter that you are planning on continuing the same business model, it's possible they will consider it. 

A good estimate assuming no major issues would be $15-20,000 for the separation of those items but makes your property more appealing to tenants as well as future resale. 

And yet, not one of them ever called me back as if these call agents are oversea call centers that just read stuff off a script and they don't understand the business model themselves.

I promise you that.So again... why are you deciding to do DMM, Door knocking, Driving for dollars, cold calling, etc. etc. when NONE of these models filter or target motivated sellers.

Could have been a bad timing coincidence If a tenant wanted to bring in their own washer and dryer I'd be happy, no wear and tear on my items and no service calls when the washer doesn't work or the dryer doesn't dry.

If you put this in as a line item on your budget, and the numbers still work, it's a cost to pay an "employee" to do the work.
