Couple that with the tax benefits of real estate with 500k in equity and hopefully pay 0 taxes, while making around 80k/year.Michael, seems to make sense at first glance, but an 8% withdrawal rate on index funds is likely not sustainable, especially if you’re “retiring early.”

Replace carpets Remove and replace carpets from 2 small rooms Trash and debris removal $50 labor2 days x 1 worker= 2 man-days of labor $240Materials $201Total $491Total $2400 for a small apartment turnover.I dont think this is a sustainable cost given that the unit only rents for $1050 and there would be turnovers every other year.These are the hidden killers of cash flow.I think the labor is cheap but very inefficient.

Ireally want out at this point as when they pitched this scenario, that these units would self sustain and after a few months once we converted the units it would cash flow.

Its about trying to lower the effective interest rate you are paying to help you catch up.I know for many sometimes just getting a personal loan as part of debt consolidation has a lower rate.However, at the end of day in my opinion its also about spending less, lowering your standard of living (so this course of action is sustainable), and earning more income if possible.Good luck.

I always see these types of questions and it's always a challenging question to answer because of the different markets.Personally, I'm looking anywhere where it is warm, has consistent population growth, has solid infrastructure, and rents are sustainable in comparison to the median income.This is why I'm a bit concerned with South Florida and small multifamily investors.
