My client used Joseph Jovenal to get a back permit submitted for his flip in Kaneohe.  

find someone to sell it to that understand tax deeds and quiet title with a quit claim or a owner finance. the person that you sell it to need to keep it as a renter or live in it and have to understand if they want to flip it or sell it on the MLS list they going to need to do a quiet title action suit . you can rent out a tax deed property with out a quiet title. someone will buy it.

@Joe Splitrock thank you, that was a lot of good information, we want to buy and hold not really looking to buy and flip.

The house is going to need about 30k to make is rent ready and I don't think it will make a great flip.

I am eager to start flipping.

I was curious if any folks who flip houses in the north have considered incorporating solar panels and / or heat pump technologies such as geothermal or air-source in their rehabs. 

The easiest money flipping properties is finding a steal on a property, buying it, do very little work and sell it.
