We are currently in a pretty low interest rate environment 4% range.

I feel that the risk of them calling the note due in a high-interest rate environment in several years is far greater than the risk of a catastrophic lawsuit that my insurance does not cover.

It's tough to find the good ones, they don't advertise and in this environment they don't have too.

Meaning, your market is 1, 3 and 5 miles in your basic urban environment.

In today's environment there is so much more money out there than good investments.

We looked at doing a PPM (private placement memorandum) a few years back and backed out based on the regulations involved.Money is a VERY regulatorary environment - but please call and let us know what you find out; I would love to know!

The lending environment is ugly.
