I am looking to put 50% down and to get a 50% commercial loan on a residential property (designated special use as commercial office, my residential lender wont touch it).

(No we cant move to PR or islands wife wont allow :) ) We want to start getting into real estate rentals and need help designing our strategy.

So it's not designed to keep a permanent balance on it.  

Definitely recommend using a contractor with the designation as a Certified 203k Contractor - 203kContractors.com Any contractor can say they do 203k's or like 203k's but maybe best to use one that has been educated on the 203k and had their 203k experience verified.

They can probably help you with postcard/letter design as well.

Would need plumbing, electric and high end design.

I hear that is a timeless design that works well for investment properties.
