I am new to the idea of real estate investing and I am very eager to learn!

I’ve been listening to audiobooks, reading books, listening to podcasts, joined some FB groups, and this forum. 

I know it is a capital improvement and needs to be depreciated - which makes me think to claim it in 2023 when the work was done, but since we didn't pay it until 2024 - that seems wrong. 

Those of us that stick to proven methods of buy-and-hold will look like geniuses after 20+ years.

If so, have them hold the builder to the fire, that is not acceptable for a brand new home and that should be on them to fix that and anything else.

I wrote another post last week, and will continue to do so regularly to chronicle my parking experience. 

I currently have a job in Denver, so I plan to be here for the next 3 - 5 years at least.

I just passed my real estate exam, and now it's time to find a broker to hang my license with.

Fast forward to present time, I never got to complete the house and lost over $200K on the deal. 

I'm excited to be here and learn.
