Well I have 5 houses that I bought for 15,000 and there worth about 35,000 to 42,000 I was think of avoiding in a bundle and expanding those 5 one by one or package deal into a few more bigger deals hopefully multi double plex and in an better area cause all my rentals are in war zone

Also, consider going up to a 4-plex.

I bought a 4 plex this year and sold another SFR I had held for almost 20 years. 

My idea/plan is to save money down and house-hack a 4-plex or something along those lines.

I've done single family and some 4-plexes in the past when i first got started, but the payouts on commercial have changed my mind for the future. 

Looking to get into buy and hold single family to 4 plex in the San Diego area.
