@Nikki Robinson, I agree with you about making more money as an agent as opposed to a wholesaler and I just feel being an agent fits my personality better.

Is it just a matter of ordering appliances off Best Buy or Home Depot that fit the space and then have them come and remove the old and install the new?

With homes ranging from as little as 60K and of course all the way up into the millions are there no opportunities that fit their needs?

There is no one size fits all solution.

So they may not be the right fit for my goals. 

Although I just saw three properties today online that fit my criteria.

The only way is to get out there and market to people that fit the characteristics of motivated sellers and go through all the B.S. calls till you find the one that is really motivated - it is a great thing to hear that seller say" I just want out and I need it quickly".  

Finally, I just inherited some farm land and am trying to figure out how that fits into my overall portfolio.Married, 2 college-age daughters, one pitbull/lab dog with a broken rear ACL.  

@Bruce Clark this is not uncommon and many times I leave the inspection contingency off my offers as I simply send my contractor/PM through the property and they know in 15-20 minutes whether a property fits my criteria.  

I found a 3/2 house in a desirable area that seems like it could be a good fit.
