for my State Farm homeowners/rental dwelling ins to subrogate a claim for the damages not covered ($20,000) and my $2500 deductible.So it sounds like FIRST effort will be to have my attorney send them a polite letter with the costs incurred and a request for their response and reimbursement.Then if no appropriate response. we go to whatever is the next court "bigger than small claims court " with a lawsuit.We just got word from the mediation crewthat huge amounts of mold are in the crawlspace, evidently the days/weeks of thousands of gallons of water went under the house instead of outside and down the driveway.

In other words, if you bought it for $34,000 and it will cost the attorney $3,000 to win it back, I would sell it to him for $37,000.Definitely talk to a GOOD attorney.

If you want to put yourself in a better financial situation for the time being (which sounds important to you, judging by the wording of your post), then pay off the debt now and save up for a purchase further down the road.And just to put it out there, the reason why buying another rental would accelerate passive income goals isn't just because of the cash flow but also the tax savings and equity+any appreciation that will play a factor in case you want to do a trading-up strategy later down the line where you sell your properties to buy an apartment.

I'm not so sure I'd use the word bubble, but DFW's investment market is a bit overheated in my opinion, w/ too much competition (esp. from newbies anxious for a deal) driving up prices IMO.
