How long do you plan on keeping the home? 

Personally, we wouldn't have been able to sanely keep up with it without a dishwasher. 

With the exception of the days between turnovers (we try and keep at least 48 hours between tenants.) we've stayed 95%+ occupied.

I’m also in the “put less down” and keep some back for emergency or down payment for the next property.  

I would not keep this at negative cash flow unless I truly believed in the appreciation of the area. 

They are struggling to keep up with demand.If anything has changed, the days of investors performing cosmetic rehabs for quick $100k profits are behind us.
