- Have a strong lease agreement in place (consult a solid property manager or real estate agent for examples) and vet your tenants well.- Understand the areas that are most in demand for renters are likely the areas where owner occupants begin to push purchase prices to the point where the property barely cash flows as an investment at first.

Hello,I purchased an investment property in Largo, Florida about two years ago.My tenant called me a few days ago and noted she heard a cracking sound and the tile's in the entry way started to lift.I got a foundation contractor to come out to the house and he noted I have raveling soils as well as many other houses in my area and that my foundation is slightly compromised.

All of our structure is well above the flood plain with no garages (I build duplexes).Couple of thoughts:- Permitting the project takes longer because it has to go through additional departments with the city.

@Jonathan Miranda I am guessing this is an issue in Texas as well, but in Cincinnati, sellers have started scoping sewer lines as part of their inspections.
