Hey BP community, there's a chance I'll be putting in my very first offer on a fix and flip property next week.

I'm a Plant Manager at a sand and gravel mine working 65-80 hour weeks and have been in the industry since I was 17.

Have been gaining more market insight and dynamics over the last few weeks.

I will be back out in GJ in a couple weeks and want to connect. 

Saw visit my grandparents weekly and saw the value of the land and location!

I look at all the direct mail I get form around the country and its always someone new every week someone new.. granted you send out enough of it and it works.. but then again if that person was spending 5 to 10k a month on marketing and was a decent salesmen they would be killing it in real estate broker and have a career that will span decades not a few years if they are lucky. 

We haven’t had an exact quote for the repair cost yet-our contractor is walking though next week- but my question is: if we do purchase this house and repair the structural issues what do we have to disclose on the resale and would having structural issues previously, even though it’s been fixed, affect the resale value negatively?

I am heading up to my vacation property in a few weeks and was thinking about renting out one the rooms while I’m there.

I do a weekly market report and an analysis of potential buy and hold investment properties that are both single and multi family.

Looking for a SFH 3bedroom or 5 bed duplex...and hoping to be under contract in a couple weeks.
