What seems more intuitive for me is that these are the homes that just happen to have so far been ignored by other investors, or else passed over for better deals, since a small group of investors cannot snatch up all of the deals (otherwise why would this forum exist haha).

We support a lot of VA investors with multi family acquisitions has to be a primary residence, (live in one and rent the others) and can utilize the income to qualify.

Where many investors are failing is wearing blinders to feedback and only wanting what they consider to be constructive feedback that supports their point.

Companies and people/investor change overtime so it's not a bad idea to see if they're still the best fit for how you would like to see the properties managed.

Ultimately, I thought perhaps folks may have worked with a specific attorney that specializes in this sort of scenario, much like many of us share referrals for professionals that support the highly specialized needs of investors.

I’m a newbie investor {one property} so far in Detroit.

Google RE centric lawyers, call the largest property management companies in the areas for lawyer rec's, or local investors or investment centric agents in the area to find a good one.

I do have a team here to help me, not a one man show - time just would not allow for that - but anytime a client, potential client, or just another investor like myself has any concerns are questions I am here to help and would certainly do my best to get back with you.
