We now had trouble several times now with contractors not pulling permits, delaying repairs and costing us thousands of dollars in the process (even if specifically written in the contract).

If the owner is in denial, and not fully on board, you’d be better off waiting for the foreclosure.

Loved the recent episode that pretty much said you don't have to wait and find or create an amazing deal to be successful. really snapped me out on analysis paralysis and begin and after I moved forward and started the ball rolling on finance I think a great deal actually did sort of roll right in my lap.

Waiting on bank appraisal and this time of the year it's slow.

They may not collect today but, having a judgment sitting around waiting to attach to something is many times much greater than the $1,500 or so that you are going to generously offer them.
