I've stayed in a number of STR I would classify two types: 1) a house with full service as in linens minimum 500 thread count, the house has a view or is close to vacation amenities, full service kitchen with full table setting to create a gourmet dinner... these rent starting $200- 2000 a night depending on room count 2) a cabin in the woods where I can get away from wifi and be in nature with comfortable bedding and modest kitchen these rent from $80 -100.

If you're in software development, you're good at what you do, and you're not focused on some bespoke in-house developed platform that no one outside of your organization has ever heard of - Austin will be a better job market for you than Philly. 

It had great views and was everything we ever wanted.  

For example, if the house has a crawlspace, I don’t usually recommend a duct scope because the inspector can view the ductwork under the house.

What are some ways that you all estimate rehab costs when viewing properties initially?

You probably need to view the property with a good contractor (or two) and get an estimate on each necessary repair.

So maybe you are being a little too aggressive...timeline goes like 1) prospective renter contacts you 2) you both set up a time to show/view house 3) if the prospective tenant is interested, then you send them your rental application.

Besides Trulia and Zillow there are lots of other real estate web platforms, which one do you prefer? 

If you want to buy multi-units one after the other you will need to make sure that they are turning a profit, otherwise banks will just view them as a liability
