If your DTI is limiting you to a $145k HELOC than you might (stress *might*) have issues with the cash out refi once the renovation  is completed.

Hi all,I'm thinking of getting a fixer-upper multifamily property to house hack but am afraid of the costs, especially the unforeseen costs of doing this and how difficult, stressful, and time-consuming it may turn out to be.

I like an extra $136/mo just as much as the next guy, but I'd rather get a fast closing on a decent deal and not stress the closing because my discount lender can't meet the deadline.
