@Garrett RichardsonWith so much appreciation, I would have her fund a Trust with the house, include provisions in the Trust that includes the house in her gross estate so you get a step up in basis at death, you/spouse are beneficiaries, the trust collects rents and remits fiduciary accounting income to you.

Also: don't ever do two-year Leases, and don't trust a Tenant to handle repairs.

I am looking to purchase rental properties outside of the state I live in CA, and looking for a lawyer to assess my situation and provide advice on acquiring The properties via LLC or Trust with umbrella INC. 

I am thinking of putting one my rental properties into a land trust plus LLC structure for privacy and asset protection.

My wife and I also set up a trust last year which adds another level of complexity to RE that i have just not dived into.

It's a rich a-hole telling them to pay and at the same time telling them to "trust me."

We had a vision for the property and we were able to earn the trust and support of the owners to see it through.

Would you try to save money by flying your own jumbo jet or would you rather trust a professional pilot?
