The beauty of seller financing, is it's easy to have a conversation with them after you build trust by making on time payments.

Sooner or later, inventory will catch up with demand or other economic factors will level it off.

trust me a year or more will go by while you are paying your student loans off and you will think to yourself "damn I wish I would have bought that 4-plex 2 years ago".

After the transaction is completed the seller will assign ownership of the deed of trust or mortgage to you.

They just do it because it fulfills them at a different level.
