I expect and require humility, fear, discussion of lessons learned, and a cautious rationale for why and how htey will move forward. 

It seems to me you want to put that capital to work long term and start to learn the real estate investing business.  

I hope to learn and grow through this community. 

Lessons learned for the next tenant to include an early lease termination agreement to actually write out what the consequences will be for example one or two months  rent plus security deposit etc.  

We sold the duplex for $515k and are working on being in a debt-free lifestyle before jumping back into real estate.Lessons learned?
