We replace Windows with thermal pane, add 1 " outside insulation if not 6" walls, vinyl side, install click flooring, Sheetrock as needed, if paneling and tight and smooth we would paint over, new vinyl in kitchen, entrance, and bath, new light fixtures and make bath and kitchen look good as cheaply as possible.

If the home is a standard sale in foreclosure it's the same as any other transaction except you may be on a tight time frame to perform due to foreclosure proceedings.If it's a short sale it's a different beast, but sounds like this transaction isn't.Important points would be if you are trying to do subject-to, dealing with elderly, etc in a foreclosure, then sensitivity would be amplified due to their foreclosure status. ( need to be extra careful with disclosures, etc, when dealing with people who could say you took advantage of them. )

I knew quite a few who paid well over $200 per time they came to clean, and their homes were around 2800-3200 sq ft.Incidentally, from experience, you should also have backups, because oftentimes some cleaning people can be unreliable, and in a situation where you may have tight turnaround between clients, you'll want to ensure the property has been cleaned.
