Adding to this is the surge in demand that HVAC companies often encounter when the temperatures start cooling down.

You should be able to ball park it to get it under contract.

I appreciate any adviceI can see your concern, honestly for the right price the balls in your court.

And I mean a very low ball offer. 

You need to be able to get a worst case ball park number and then make an offer - t is not like the TV shows where a builder / contractor goes to the property with the buyers and gives them a number.  

Make low ball offers if I know there is little interest in the property.

Nobody has a crystal ball.

Put the ball back into your court and sound as if your not as interested due to having another option, I bet they change their mind fast.

If they have experience remodeling these types of homes, they will be able to give you a ball park of what it will cost to remodel them.Use their ballpark numbers when you're deciding what to offer.
