If they have overstayed the visitor period, or disallowed, send a notice to cure per local law.That is a lot of extra wear and tear on your unit, as well as any utilities you are responsible for.

This is about a 100 pad park that seams to only have around 10-15 tenants.My first thought on this realization was, "this is a huge value add" then the numbers stated to add up in my head on costs of tear outs, remodels, marketing, utilities, and all of the other costs of in-fill.

The issue is my client doesn't have the funds to purchase the property out right and would need a loan, but because there is a home on the property any loan would be against the property, and that wouldn't allow us to tear down the house and build units.

The guests that will throw parties likely will pay the most but you will have the most wear and tear and the home has to be setup to withstand the wear and tear. 

Auto-thermostats adjust the temp so your AC isn’t constantly running in between guests, your floor isnt getting constant wear and tear, people hardly ever use the appliances, I think it will be pretty easy to show down the road that the little bit of extra work it takes to get a property staged and up and running is more than worth it.

These kinds of renters are very gentle on the home so you don't have to worry about wear and tear or wild parties disturbing the neighbors.I have so much more I can say about this topic.

Are the cheaper floors known to soak up water and get damaged (ie dont install in a kitchen), how much wear and tear do they take?

Prices have been on a tear in the last 8-12 months.

What is a virtual certainty it the tenant will cause wear n tear against the just rehabbed unit.  

The appraiser can't fine you or make you tear it down - the city can.
