Again, if something goes "wrong" and you don't have the reserves to cover it.Meanwhile, I'm part of the group that feels cash flow is over rated when trying to generate wealth. 

I'm telling potential STR buyers that if they can stand short-term mediocre numbers, they're likely to see an increase in the metrics in the next year or two as A) new investors continue to waffle over the higher interest rates so new listings decline and B) some existing owners sell because of the lower numbers of the past year.

Many carriers will not insure someone in this case at all, and the ones that do (if available in your state) will charge dramatically high rates, think $10-$20k a year for a policy.

As people mentioned, the homeowner exemption is only if it is your primary residence, but it is a reduction to the taxes that you may not get and there is not an increased rate for you being out of state.

I summed everything up for the work completed, materials, and labor rate and adding 20% profit, which totaled $41K.

There could be significant immediate cash flows and internal rate of returns and b.) it could be a forever home for me as it is tucked in a nice acreage with nice trees and the main home could be fixed up to be a real nice place to be.

Rates are super low today, often 3% or less which includes the rehab dollars.
