For example, if you can show the debt was paid off and the lender simply failed to record a release or if you can show a statute of limitations has barred the enforcement of the debt as a lien on the property would be a basis for the suit but simply asking the court for relief because you didn't know the prior mtg was there when you bought the property and you can't sell or borrow against the property probably will not be sufficient to get the court to quiet the title and a good attorney probably wouldn't waste your money filing the suit.

You need to get into a deal at a sufficiently cheap price, renovate the property, get a high ARV, refinance at a low enough rate for you to cashflow after you pull the money out.

The reason that a Quit Claim deed may be sufficient to transfer your interest into your entity (as opposed to using a Warranty or Grant Deed) is that you don't need to assure yourself marketable title; you already have that.You could see a lengthy discussion on this thread about strategies and tactics concerning methods of holding title.

If the business doesn't own the home, but uses the home, it makes the business more cost effective and profitable (maybe), but the income still goes to the business, and the income from the business is still outside of the home (same as if it was a J.O.B.).Now this may sound weird, but since the home can't stand on its own (self sufficient), it isn't an investment.
