You terms, my price"Strongly suggest you focus on cash flow and it really helps to make certain the broker commissions are paid to lubricate and motivate all parties concerned. 

And of course that transactional lender "commitment" is predicated upon there being another buyer with Their cash in escrow....not exactly a cash purchase by you.

I guess my 2 main Qs are (and I'm pretty sure neither of these were addressed previously in this thread):1) Are you able to get commitments from a lender on the post-rehab refi, even before you've bought the property?

MLSs typically have agreements that if you list a property in an MLS, you are committing to pay a commission to a cooperating member.

What I can say is to have a strong call to action like...Give away some content...Give away useful tools or resources. 

Are there any local BPers there that are familiar with how long foreclosures are taking and how strong the action is at the local Carroll County sheriff sale?

I recognize that long term appreciation is unlikely with this type of property however the cash on cash returns seem strong (for my area) and given the fact that this acquisition will double my units and allow me to begin generating enough free cash flow to begin funding the acquisition of additional properties, it is attractive. 

I found that area to be an excellent opportunity to create passive income and strong capital gains.Looking forward to connecting with you, who knows maybe even do a deal together!

I see a lot of opportunity in the $300k to $500k range due to the fact that it has been stagnant for the last year and the lower end pricing is due to push up values in this higher price range.Buyer demand is still strong but they want better deals.
