There are only types of investments, regardless of asset class (stocks, bonds, real estate, business, etc.): appreciation (buy low and sell high) or cash flow (buy and hold). 

I would like to begin investing in real estate now to help drive my investment portfolio (recently got into the stock market as well), and just for the sheer excitement that comes from negotiating and closing a deal.

Soak in as much as possible: contract clauses were good, asset protection structure was good... for those who never heard of 1031 Exchange, they did a great job, How to price a wholesale deal or flip properly w/ caveats to make sure you will be OK on the other side, what to watch out for at auctions (bank reps who are there to bid up the prices so the bank recaptures more of the lost asset)3.

Yu can buy notes and not have a clue from a broker and they will teach you how to do it in their brokerage arrangement, just like a stock broker will teach you about buying stock from him and make suggestions.

I'm looking to start in the wholesaling side as well so hopefully at some point we can exchange what we've learned.Leon O.

Is there anybody in the DFW, Texas area that has done a 1031 exchange.

Having no experience in procedures, I would like to offer this deal to an experienced investor-providing that is Is a deal, in exchange for teaching me.

For example, the 1031 Exchange agreements must be written to include the "G-6" restrictions that prevent you from having "constructive receipt" and/or "actual receipt" of the funds in order to qualify for tax-deferred exchange treatment. 

Think of fair market value as the book value of a stock.
