It's rare that someone analyzes a four-plex and expects the old lady to get sick and move out without notice, or for HUD to require landscaping improvements, or for the 3-year-old roof to leak, or for your tenant to pistol-whip his ex and steal her dog and then end up in prison (one of my tenants just did this), etc. 

The process doesn't stress me more then the fact that this person is so evil that they would steal from me (rent, home, heat) and is just going to walk away with no issues...I mean this person should go to jail just like stealing from a store.
