Apparently, they are owned by the 10x PM company and at this time we are inclined to work with 10x as our PM so it makes sense to consider the "Nailed It" construction company as long as I get some positive feedback here :-)

If everything goes right I will be able to refinance and will have created 25% equity, or I may end up having to bring $10-20k to the refinance to get the 75% LTV depending on the appraisal, but even if that's the case it's still a great deal.

Indeed, I'm not sure why you'd want to own a short-term rental home in Cancun to start with.People who land in Cancun (mostly tourists) generally either stay in a hotel / all-inclusive resort there or in the neighbouring Riviera Maya or they stay in a short-term rental in the Riviera Maya.
