I would venture to guess that you bringing an estimate from a contractor saying the work will cost less than $100k would have NO impact (at best) and a negative impact (more likely) because, back to the original point:  the discomfort may well be with you and your ability to excellently execute this complex deal. 

Even with the impact to home sales, homes still spent less time on the market and sold at higher prices than last April.

It's important to know that because that will definitely impact what method(s) are best to pay for it.

@Taylor L.I priced the rent comparably.The demand is somewhat low mostly due to Corona impact.

I have a rental in Jacksonville and have not had any issues since I bought it a couple years ago, and I definitely haven't had any issues with impact from COIVD19.

Furthermore, any concerns with investing in multifamily will apply to other investments where the risk is less insulated. 1-4 units will be impacted by a lagging economy, job loss, etc.

Nonpayment of rent will still impact them.

I heard about Bigger Pockets through one of the Real Estate Investing Group in my area IMPACT while i was researching.

@Ryan DodsonI won't speculate as to how the current economy will impact real estate prices in your area... but generally speaking if you find a deal that makes sense to you financially (ie you are achieving your target cash flow and return on investment) then I wouldn't wait.
