However since you would be transferring equitable title you may have an issue with your loan, the due on sale clause most likely includes transfer via contract for deed, installment land contracts, etc.

I have fairview heating and cooling  replacing an ac u it just the dry box on the outside and if they do a good job I'm going to have them install a full ac system ok  a house across the road I'm closing on so I will get back to you.

To keep it legal, I would get a quote for the replacement unit and the installation, and then talk to the handyman and tell him that you are reducing his final payment by the amount on the replacement quote.
