Most original wood windows need to be replaced, HVAC will need to be installed, both kitchens need updated, all bathrooms can use updates, painting all around, refinishing the original hardwood floors, adding new/nicer carpet in the bedrooms.

My concern with renting is we put nicer materials in the property than we would have wanted if we were going to rent.IT has new hardwood floors cabinets etc.

Take time to clean dirt, remove nails, spackle and sand, it doesn't take much time to do it right.Hopefully you haven't already done new flooring, if so be sure and protect it.
