These are located in Oklahoma so there is potential for occasional temps in single digits.

Hello all,while buying property for a 1031 exchange, I found 3 duplexes owned by single owner. 

A journey of a thousand miles begins with a single step, I believe Real Estate investing is that step.

I've been doing single family flips, wholesales and picked up 2 rentals over the last 2 years.

Quick follow-up question: deciding then to do the Midwest direction, and to buy and hold for the long-term, is it better to take $75K and split it up as the down payments for two or three properties, and get loans on them, or, take that same $75K, and just buy one single property with it? 

Our Denver 1/1 is an all-utilities-included unit because there's a single meter on our duplex. 

But, until I started talking to them, all they knew was they wanted to sell, but they hadn't yet prepared a single thing for the sale.
