Here's my situation in short details:Bought a commercial property for $699K in 2019 through a 1031 exchange which cash flowed beautifully until late 2022 when the tenant bankrupted and moved out. 

My question is, should I move forward with the purchase given the proximity of the section 8 and habitat for humanity owned homes?

Not sure of the best move.

NO CONS, just do the reno properly and SCREEN properly, I have done probably 1k or more move in and outs .

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.LEGAL PROTECTION: By placing your assets in an LLC, you are legally separating them from your personal assets.

General rule is that you may get some things like improved general software interfaces, more experienced professionals (some people get REALLY specialized in certain topics, it's crazy to see sometimes) Also, the option that if you do have something unexpected come up, they might have more staff capable of handling it so you wouldn't have to move around at all.

Properties are moving off the market in 5-7 days.  

I think process/communication is what separate's the good from the great lenders.

We kept it when we were ready to move to a larger residence.
