Since i am a cash investor seeking immediate income I have focused on the Ohio market even though I am living in New York because this market can yield the results you speak of and better.

Looking at their collections, it's not hard to guess they don't want visible income and seek to avoid garnishing. 

It does help to get advice from people who have years of experience and that can be realistic in giving advice to a newbie like me who wants to grow and seek their knowledge.

I think, for the most part, we have all failed to provide that person with the help and information they were truly seeking and have instead used this platform in the same way most people use facebook: to blurt out our personal opinions and accuse all those who disagree in any way of being shortsighted.  

In short, right now there is a lot of free capital seeking yield.  

Unless you are very knowledgable in this area, I would at a minimum seek the services of a real estate attorney(not just an attorney) to help you navigate through the transaction.
