I am VERY new to investing in real estate but have loved learning about it so far.

I expect in 5 years when the kids are in school to go back to working full time, so that’s another consideration.

So I did this deal because it's in a solid B+ area - best school zone in the city.

I would ask if it was in a bad area but it sounds like it's in high demand due to the waiting list🤷‍♂️Would love to hear another update!

Those 2 choices are VERY different paths.If you are looking for a vote - Buy and hold is my game and I love it.Flips seem like a lot of work, high risk and high tax exposure compared to BH but I know a lot of people like flipping.

The neighbors would love nothing more than for the property to be 'secured', but given the time for this process to be completed, it's difficult to deal with from afar. 

I love your creativity, but in the event of a problem professional tenant, you and I both know this is going to court.
